Overview of the Home Selling Process


Step One             Meet with Albuquerque West Properties Broker to review comparable sales and a market analysis, establish marketing and pricing strategy, sign agreement to work together.

Step Two             Staging and repairs are completed, photos are taken, sign and lockbox are installed.

Step Three          Property uploaded to Greater Albuquerque Association of Realtors MLS database/website, AWP website, Zillow, Trulia,,, and many additional home search websites. Marketing pieces are created and distributed, open houses and Realtor tours scheduled.

Step Four             Purchase offer presented to seller and terms are negotiated. Accepted sales contract delivered to all parties, including title company and buyer’s mortgage company. Earnest money is delivered.

Step Five              Buyer’s due diligence: appraisal, document and inspection period. Property is inspected, any known information about property is delivered to buyer, and any requests or concerns are negotiated.

Step Six                Seller removes all from house. Buyer performs a final walk-through.

Step Seven         Buyer’s loan is approved and closing documents are sent to the title company to sign.

Step Eight            Signing of documents.

Step Nine            The deed is recorded at the County Recorder’s office and seller receives cash proceeds.
